How To Apply

Whether you are building a new house or modifying your existing property, such as painting your home, replacing a fence, patio, garden, driveway, shed or any other property improvement, you’ll need to get approval from the Radiance Architectural Building Committee.

Here are the steps to follow:

  1. Review the Second Amended Declaration of Covenants, Conditions and Restrictions, Radiance Phase 1 (CCR) and the additional ABC Guidelines provided on this website. Determine if your proposed home improvement is in compliance with the RRC and ABC policies.
  2. Submit a completed application form to each of the ABC members in person, by community mail at the mail station, or by email by sending it to ABC email address. All members of the committee will receive that email. Drawings, dimensions and details are essential. Often times the committee will ask you to gather written feedback from your neighbors on your proposed plan. This typically includes feedback from all the neighbors within a set of garden homes, or all the neighbors within line of sight for detached dwellings.
  3. We suggest you follow up with the ABC chairperson within 5-7 days to see if the ABC needs further information. This is in your best interest because the ABC might require more information, which could delay a decision on your project. The committee is allowed 21 days after receiving all the information they request to make a decision.
  4. Your application will be reviewed by at least 1-2 ABC members, or by the entire committee of 4-6 members as deemed necessary by the ABC. All applications that request a Variance from the Restrictive Covenants require input and signatures from a super majority (2/3) of the ABC members.
  5. Once approved, you will receive a signed approval of your application form.

Please be advised:

To begin construction on an un-approved project will immediately incur a $100 penalty fee and could result in forced removal of your improvement by the RPOA Board, at your expense.
