Radiance Property Owner’s Association Board Meeting – July 2, 2008

Present: Rick Levinson, Mary Buchanan, Deborah Aker, Troy Maynor
Absent: Chris Lagarde & Sais Bagnola
1. Meeting called to order at 7:50 P.M at Nutty Brown Café. No minutes were read.
2. Utility Boxes – Troy, Deborah, and Mary visited a home on Nutty Brown Rd. that has a Hardi-Plank fence. The Board discussed replacing the remaining utility boxes either with the wood grain or stucco finish Hardi-Plank. Troy feels that the cost of replacement would be about 1/3 of what we have paid for the 2 slat board boxes due to lower costs for materials and labor. He will bring samples of the 2 finishes to the Aug. meeting.
3. Pool Report –
*Covered area at pool – Troy reported that he has found a company in San Antonio that makes low cost permanent shade structures that might be good for our pool. It is called Vela Canopies.com. They sell the product and the purchaser installs it. The Board discussed various ideas for creating more shaded area and Troy will contact a local shade structure company to come discuss various options and give us a bid on creating and installing a structure. We can then reconsider what our options are.
*Electrical work at pool – When Pool-Aide came to replace the burned out deep end light, they found that electrical work was needed in the pool shed. They suggested A-1 Electric who came out the next day and repaired the problem. The total cost for both days work was $900.00 but it is now up to code.
*Security Light at gate – A-1 Electric will give us a bid to install a motion-activated security light at the pool gate. Electric service to the gate from the shed needs to be re-established. Troy will do this.
4. Sale of old tractor & trailer – The Board discussed what price might be fair for the RPOA tractor & Trailer. It was felt that $100 was fair for the tractor and further research would be necessary for pricing the trailer ($600 – $700?). Mary will go on Craig’s List to try to determine a fair price.
5. Dams of Crystal Creek – Lia has sent the Board letters about investing $ and time in the creation of several dams along Crystal Creek. The Board will invite her to the Sept. meeting to explain her proposal.
6. Chipping – Mary contacted several tree companies to get bids for having the limbs at the Dome lot chipped. HOW Foundation bid $750. The Board voted to have them chip since rental of a chipper has increased to over $600 and it has been increasingly difficult to have community members come to work days.
7. Garbage Collection – Due to some complaints about TDS’ service and increasing costs, Mary will contact CDS and find out what their rates would be to serve all of Radiance/ICE/GW/GWW.
8. Full Moon Boat Ride – Friday July 18. Mary & Deborah will organize.
