Radiance Property Owners Association Board Meeting – January 16, 2008

Present: Rick Levinson, Mary Buchanan, Deborah Aker, Chris Lagarde, Troy Maynor
Absent: Saismatie Bagnola
1. Meeting called to order at 7:45 P.M at Mary’s. Minutes of the
November 2007 meeting approved as amended.
2. Rain Gutters at Mail Station – Jeanine had suggested this idea to
help with watering the mail station plants. The Board is also
considering running water either from the median or Gretel’s.
3. Road Signage – Our Welcome to Radiance sign by the 5 founders tree
needs to be lettered. Sais will take it and the pool gate sign in to
Sunshine signs, who made them, to have them refurbished.
4. Hayride 2008 – Saturday, February 2, at Aker’s lot in ICE. We will
ask the Sawin’s if we can use their electricity for the event.
5. Pool Concerns – There was a large quantity of broken beer bottles
at the poll parking lot recently leading the Board to consider
installing a chain across the 2 entrances so cars will not be able to
enter at night or while the pool is closed in the winter. Troy will
oversee the installation. It seems to have become a lover’s lane
spot. An electrician will be hired to install a security light at he
entrance gate that is on a motion detector to shine in the parking
lot. Troy will install the No Diving Signs and depth marker signs on
the edges of the pool, as required by law, while it is closed. He
also has caulk to fill in where there is a gap around the pool edge.
6. Brush Hog Mowing of Roads – The fire safety info that we got last
year indicated that it is good to have 10′ mowed along road edges to
allow for safe escape in case of fire. After community members
carefully walk that area along Concord Circle removing all branches
and rocks and spray-painting all objects that stick up over 3″, the
tractor brush hog will cut that strip short.
7. CGH Lights – Subject to homeowner’s approval, an electrician will
be hire to complete the step lighting at CGH.
8. Septic Maintenance Fees – The Board voted to charge a set fee of
$24/month for Septic Maintenance Fees. Seven homeowners who have
extremely low usage will have a reduced rate of $15/month. Rick
researched fees for surrounding communities and ours will be
comparable if not less. Mary Jane Daniels will keep track of both
RPOA dues and SMF. This fee is completely separate from the RPOA dues.
9. Financial Report – The Board approved the financial report for
November 2007. Deborah will get another CD for $10,000 since we have
excess $ in the checking account with all the $730 dues up front
checks.
