Radiance Property Owner’s Association Board Meeting – June 12, 2006

Present: Rick Levinson, Mary Buchanan, Betsy Kirkpatrick, Deborah Aker and Troy Maynor Guest: Roger Kew Absent: Chris Lagarde
1. Meeting called to order at 7:40 P.M at Rick’s. Minutes of the May 15, 2006 meeting approved as amended.
2. Pool Report – *A half-page post card will be sent out to everyone in GW, GWW, and Fox Run announcing the opening of the pool with new lap lane and the reduced rate of $315 to join.
*Troy designed and made a lap lanes rope using noodles on a braided rope with stainless steel clips.
* $4,500 has been collected in pool fees to date. 13 Radiance/13 Friends
*Porta-Potty from Leinnewebber only $90/mo. short-term rental $75 + $25 delivery. Board decided to keep the potty until August since it is much cheaper than renting it each time a large party is held. Party person will pay $30 if over 20 guests.
*John Morgan from Pool Aide says we don’t need Vac-Alert and agreed to tell state that if ever we are inspected.
3. Red Buds – Mary will cage the new trees since the deer are devouring most of their leaves as soon as they grow back.
4. Mail Station Wasps – They have come back since Mary did not treat for 10 days. She & Troy will go at night and fumigate and spray and see if by doing that monthly, they can be eliminated. If not, an exterminator will be called.
5. Mountain Lion footprints in ICE – The owners of the new home being built in ICE reportedly have twice seen large cat footprints, believed to be mountain lion on their slab while building.
6. Fire Alert team – Mary will set up a meeting with the Driftwood Fire Dept. head to look at our fire set-up in Radiance and help us develop a fire alert plan.
7. Grounds Report – The Board gave Troy permission to purchase a backpack blower to replace the totally worn out RPOA blower. It would be easier to use, much more powerful, and last a long time because it is Echo brand ($299). A powerful blower is needed to blow grass far off the road edges to deter grass growth on the roads. Since the drought has meant less mowing, there is $ in the budget to purchase it this year.
8. New finishing mower for tractor – Roger Kew visited and requested that the Board consider purchasing a $1,948.00 mower to attach to the tractor to mow the septic fields. Our current brush hog is worn out and doesn’t do the job well, leaving matted grass that has to be spread out. It will be considered for the 2007 budget.
9. RWSC Report – Roger gave a mini-report pending a meeting of the RWSC Board in the next week. Weekends are putting a strain on our well. The water table is dropping drastically.
10. Kew land purchase agreement – The Board reviewed Cliff’s rough draft and sent it back for changes.
11. Dome Concerns – No meeting has been set.
